Gem of Centro Historico Patzcuaro Home for Sale

Unique and eclectic, this beautiful home is located a mere 2 minute stroll to the Plaza Grande. Yes, it’s all about location, location, location.

But there’s so much more to this historic property – Constructed three years ago from a section of Vasco Quiroga’s 1740’s “Hospital Santa Martha”, the design is a thoughtful melange of contemporary and ancient. West-facing clerestory windows allow for abundant natural light while 350 year old vigas accent the walls in each of the rooms.

The 1,270 square foot house (not including downstairs patio and roof terrace) was designed and built by sought-after architect Ricardo Acuña and features two large bedrooms with en suite bathrooms. Ceilings throughout are 14’, giving the impression of spaciousness while maintaining a cozy atmosphere. The home is surrounded on two sides by Once (11) Patios (a late 1700’s convent built on the Quiroga hospital site) which provides added security and serenity.

Calle Lerin is one of Patzcuaro’s original streets and is lined with 300 year old mansions. However, this home is unique in its size and features. Unlike an old adobe home, this house was completely rebuilt floor to roof, including new plumbing and electrical.

All living is on one level with the exception of the roof terrace. A permit has been issued by the city to enclose the roof terrace to add an additional room of 36 sq meteres. Architectural plans are drawn up and included in the sale along with the permit.

Features include:

  • Top of the line appliances.

  • High-end furniture, antiques, vintage Turkish rugs, and original art including a huge oil by local artist Juan Zaragoza.

  • Each bathroom has an on-demand Bosch water heater for endless hot water. Bathrooms have polished concrete shower surrounds.

  • Kitchen has Mexican travertine countertops plus a reverse osmosis filter system, so no need to lug heavy water bottles.

  • City water flows daily into the 10,000 liter cistern (many areas of town rely on water trucks).

  • Trash is collected twice daily (also unusual for most of the city), and the street is cleaned early every morning.

  • A cantera surround fireplace in the living room has a ventless gas log that provides not only ambience but efficient heat.

  • All sinks throughout the house are copper. The primary bathroom has a deep copper soaking tub and shower.

  • Walls are covered in limestone wash – a naturally antibacterial, breathable material that is not only beautiful but much healthier than paint (no VOCs!). Picture rail has been installed so art can be hung from molding, avoiding having to drill into the plaster walls.

  • All living on one floor (except for roof terrace).

An additional plus to this home is that the architect designed the entry with two doors to the house – one door to the main part of the house that can be closed and locked separately from the door to the guest bedroom and bath. This allows for private rental potential of the guest room, or for a live-in if one wishes for a home convenient for aging in place.

Very easy to care for and maintain, the home is easy to lock up and leave, making it ideal for those looking for a second home. All systems are carefully maintained and in excellent repair. Neighbors are kind and friendly, watching out for one another and creating a true sense of neighborhood.

This home is to be sold fully furnished and is a solid investment at $330,000 USD, especially given that Patzcuaro is poised to become a UNESCO World Heritage Site city. The value of historic properties will increase considerably when the city receives the designation.
